Key Roles & Responsibilities (R&Rs) Sourcing & Network Expansion

Establish and execute a thorough vetting process evaluating technical capabilities, project history, safety records, and financial stability.

Conduct structured screening interviews with business owners, verifying references and inspecting past project portfolios.

Ensure clear alignment on craftsmanship standards, job site protocols, communication expectations, and project timelines.

3. Compliance & Risk Management

Collect, verify, and maintain all critical compliance documentation, including Master Service Agreements (MSAs), state/local trade licenses, and background checks.

Review Certificates of Insurance (COIs), confirming adequate General Liability, Workers' Compensation, and Auto coverage, complete with required endorsements (Additional Insured, Primary/Non-Contributory, Waiver of Subrogation).

Monitor expiring compliance documents and enforce a strict zero-tolerance policy for expired credentials on active job sites.

Relationship & Performance Management

Track subcontractor performance metrics (on-time delivery, quality of work, punch-list efficiency, site cleanup, warranty responsiveness).

Conduct periodic performance reviews and facilitate conflict resolution between field project teams and trade partners.

Maintain a vendor scoring and tiering system to reward top-performing trades with recurring work.
